Terms and conditions

Booking & Payment
- A reservation is confirmed once deposit or full payment (as specified at booking) is received.
- Accepted payment methods include credit/debit cards (e.g. Visa, Mastercard, Maestro) and cash.
- A security deposit may be required; it will be returned after check-out, subject to inspection and no significant damage.
Check-In / Check-Out
- Check-in is between 14:00 and 22:00.
- Check-out is between 07:00 and 10:00.
- Please inform the property in advance of your expected arrival time.
Cancellation & Prepayment
- Cancellation and prepayment policies vary depending on the accommodation option.
- Refunds (if applicable) will follow the specific cancellation policy agreed at booking.
Guests & Occupancy
- Children of all ages are welcome.
- Cribs and extra beds are not available.
- The villa accommodates up to 5 guests (two in the double bed room, two in the twin room, and one on the sofa-bed).
House Rules
- Smoking is not allowed inside the villa.
- Pets are not allowed.
- Parties, events, or bachelor(ette) celebrations are not permitted.
- Please respect the peace and serenity of the rural surroundings and keep noise to a minimum, especially during night hours.
Use of Property & Facilities
- Guests have access to all listed amenities: private seasonal outdoor pool, garden, terrace, fully equipped kitchen, WiFi, air conditioning, and parking.
- Please treat furnishings and property with care and leave the space in a clean and orderly condition.
- Any damage or excessive cleaning required will be charged to the guest or withheld from the deposit.
Liability & Safety
- The owner is not liable for personal injury, loss, or theft of personal belongings, except in cases of proven negligence.
- Use of the pool, terrace, stairs, and other outdoor areas is at the guest’s own risk. Children must be supervised.
- Please report any damage or maintenance issues promptly during your stay.
Arrival Notification & Communication
- Guests must inform the property of their expected arrival time in advance.
- In case of change of arrival time, notify the host as soon as possible so arrangements can be made.
Applicable Law & Dispute Resolution
- These Terms & Conditions are governed by the laws of Montenegro.
- Any disputes arising from these terms shall be resolved in the competent courts of the relevant Montenegrin jurisdiction.
Changes to Terms
- The owner reserves the right to amend these Terms & Conditions at any time.
- Any changes will be published on the property’s official website and apply to future bookings.
- Existing bookings remain subject to the terms in force at the time of booking.
