Terms and Conditions

1. Booking & Payment

   • A reservation is confirmed once deposit or full payment (as specified at booking) is received.

   • Accepted payment methods include credit/debit cards (e.g. Visa, Mastercard, Maestro) and cash.

   • A security deposit may be required; it will be returned after check-out, subject to inspection and no significant damage.

2. Check-In / Check-Out

   • Check-in is between 14:00 and 22:00.

   • Check-out is between 07:00 and 10:00.

   • Please inform the property in advance of your expected arrival time.

3. Cancellation & Prepayment

   • Cancellation and prepayment policies vary depending on the accommodation option.

   • Refunds (if applicable) will follow the specific cancellation policy agreed at booking.

4. Guests & Occupancy

   • Children of all ages are welcome.

   • Cribs and extra beds are not available.

   • The villa accommodates up to 5 guests (two in the double bed room, two in the twin room, and one on the sofa-bed).

5. House Rules

   • Smoking is not allowed inside the villa.

   • Pets are not allowed.

   • Parties, events, or bachelor(ette) celebrations are not permitted.

   • Please respect the peace and serenity of the rural surroundings and keep noise to a minimum, especially during night hours.

6. Use of Property & Facilities

   • Guests have access to all listed amenities: private seasonal outdoor pool, garden, terrace, fully equipped kitchen, WiFi, air conditioning, and parking.

   • Please treat furnishings and property with care and leave the space in a clean and orderly condition.

   • Any damage or excessive cleaning required will be charged to the guest or withheld from the deposit.

7. Liability & Safety

   • The owner is not liable for personal injury, loss, or theft of personal belongings, except in cases of proven negligence.

   • Use of the pool, terrace, stairs, and other outdoor areas is at the guest’s own risk. Children must be supervised.

   • Please report any damage or maintenance issues promptly during your stay.

8. Arrival Notification & Communication

   • Guests must inform the property of their expected arrival time in advance.

   • In case of change of arrival time, notify the host as soon as possible so arrangements can be made.

9. Applicable Law & Dispute Resolution

   • These Terms & Conditions are governed by the laws of Montenegro.

   • Any disputes arising from these terms shall be resolved in the competent courts of the relevant Montenegrin jurisdiction.

10. Changes to Terms

    • The owner reserves the right to amend these Terms & Conditions at any time.

    • Any changes will be published on the property’s official website and apply to future bookings.

    • Existing bookings remain subject to the terms in force at the time of booking.
